EQadmin 3.1 freezes

Well, When i run eqadmin tool it gets to connecting to item search table an then locks up.

I have everything in the FQAdmin as follows
[GENERAL]
DBNAME=eq
DBHOST=127.0.0.1
DBUSERNAME=J***
DBPASSWORD=******
EQPATH=D:\EverQuest\
MAPSPATH=C:\Program Files\Borland\Delphi6\Projects\FQ Admin\

I sourced the db items spawns ect ect.

i have deleted the database 3 times an made new one.

I reinstalled eqadmin 3 times.

I also tried admintools 3.0 2.9 same freez

Also using DB addon 3.11 was told not to use new one

any help u can offfer would be great ty.
