I don't know if this will work for you but when I had less than 4 zones my server would do the same. I had been working with 5 zones, but one day I decided to test how many zones would take to log in 1 character, I went down to 3 zones and it would be very difficult or fail loggin in, so I reverted back to 5 zones:

if NOT exist spells_us.txt goto NOSPELL

start zone . 192.168.0.3 8791 192.168.0.3
start zone . 192.168.0.3 8792 192.168.0.3
start zone . 192.168.0.3 8793 192.168.0.3
start zone . 192.168.0.3 8794 192.168.0.3
start zone . 192.168.0.3 8795 192.168.0.3
exit
cls

I had this exact same problem with my local server until I started to use the .map files for the zones. Immediately, the disconnections went away and the server is very stable.

So, with that said...
You'll need to get the .map files. Rogean posted a link to them not too long ago in the General board. It's about a 330mb download.

have you try
Localhost or 127.0.0.1 in place of : second 192.168.0.3 ?
like :
start zone . 192.168.0.3 8795 localhost
or :
start zone . 192.168.0.3 8795 127.0.0.1
